RICS Home Survey

RICS has three different levels of survey. These can only be conducted by an RICS qualified surveyor. Reliable and cost-effective, these reports carry the full weight of the Royal Institution of Chartered Surveyors.

Condition Report (RICS Home Survey - Level 1) is the most basic survey you can get and the cheapest.

 

The report doesn’t go into much detail so may leave you wanting more:

  • It is designed to complement the mortgage valuation

  • It provides ‘traffic light’ indications as to the state of various parts of the property. Green means everything is ok, orange is some cause for concern, and red means serious repairs are vital

  • It also provides you with a summary of the property’s defects and possible risks affecting the home

  • It neither includes any advice nor a valuation.

 

HomeBuyers Report  (RICS Home Survey Level - 2) is a more detailed survey and the most popular option according to RICS.

 

There are two options in this category – you can choose to have a survey with or without a valuation:

  • HomeBuyers Report (survey only) will tell you any obvious major problems – obvious rot, subsidence, etc.

  • HomeBuyers Report (survey and valuation) includes all of the above features, plus a valuation and an insurance reinstatement value (how much you would receive were the building to burn down).

Building Surveying (RICS Home Survey - Level 3) is more expensive than surveys Level-1 and Level-2, but it can be a worthwhile investment.

 

The RICS Home Survey - Level 3 includes: 

  • a thorough inspection of the property  

  • a detailed report based on the inspection. 

Our surveyors will give you professional advice to: 

  • help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading the property; 


  • provide detailed advice on condition; 


  • describe the identifiable risk of potential or hidden defects; 


  • propose the most probable cause(s) of the defects based on the inspection and

  • where practicable and agreed, provide an estimate of costs and likely timescale for identified repairs and necessary works. 


Any extra services provided that are not covered by the terms and conditions of this service will be covered by a separate contract.*
